Letting agents
Fixflo alternatives for letting agents in Scotland
General information, not legal advice. Last checked 30 Oct 2026.
Disclosure. Lorework wrote this page and is one of the products listed, labelled as ours. Every description comes from the vendor's own website, checked 30 Oct 2026.
Looking beyond Fixflo usually means one of three things: a different repairs platform, a CRM with repairs built in, or something that works across the tools you already have. Start with what matters most: repairs answered promptly and tenants kept informed. Then use the vendor questions in our buyer's guide.
Alternatives, in their own words
| Product | Type | In its own words (checked 30 Oct 2026) |
|---|---|---|
| Saltire Systems | Agency CRM / property management | "Letting agent software for Scotland". The lettings page lists "Maintenance, triaged by AI" from a tenant portal, and says Awaab's Law damp and mould timescales "detected from maintenance reports" are tracked automatically. |
| imob-crm | Agency CRM | "The compliance-first CRM for Scottish letting agencies": WhatsApp leads become tracked deals, with deposit deadlines, LARN requirements and tenancy agreements tracked. |
| Propflow | Agency CRM / property management | "Property Management Software for Scottish Letting Agents". Its maintenance feature: "Tenants log issues through the portal. Track jobs from report to resolution with contractor assignment." |
| Fixflo | Repairs and maintenance platform | Page title "Repairs and Maintenance Management": "From first report to final sign-off, Fixflo manages reactive repairs, planned maintenance and compliance in one place." It also offers a Contractor Marketplace for out-of-hours work. |
| PropServ | Maintenance platform | "Your whole maintenance operation, in one connected workflow": tenant reporting, contractor management and AI severity scoring, with investigation and remediation deadlines "including Awaab's Law where it applies". |
| Lorework (ours) | Coworker across your existing tools | Follows your procedures and templates across email, chat, SMS and the web systems you already use, with approval before it writes or submits anything. |
Fixflo is included for reference. Saltire Systems and Propflow describe maintenance features on their own pages. imob-crm's homepage didn't describe a repairs feature when we checked, so it is listed as a CRM only.
What to look for
- Does it follow your written repairs procedure (Code para 86)?
- Does it tell tenants the action and likely timescale (para 91), and give reasons for delays (para 93)?
- Does it handle the Awaab's Law damp and mould timescales?
- Does a person approve outgoing messages?
- Does it replace your CRM, or work alongside it?
